Spring is coming. Are you ready? Is your property ready? After a long, cold winter, your parking lot has probably seen better days. Now is the time to make repairs and improvements. Not only does preventative parking lot maintenance serve to beautify and keep your property safe, but it’s also a solution used to prevent further deterioration.

This spring, make sure your parking lot is in tip-top shape. Take some time to do an assessment of your lot. Grab a pen and paper and take a quick walk around, making note of any areas of concern. Use the following questions as a guide to help you identify problem areas. You may want to print an aerial of your property from Google Earth, so that you can mark the areas for future use.

Parking Lot Maintenance Questionnaire

  1. Are there any potholes or loose / deteriorated areas in the asphalt?
  2. Are there any damaged or deteriorated areas in the concrete curbing?
  3. Are the drains deteriorating?
  4. Are there large cracks in the asphalt or vegetation growing in the cracks?
  5. Has it been a while since the lot was seal coated?  Is the asphalt black or grey?
  6. Are the pavement markings faded or barely visible?
  7. Is there chipped or faded paint on the parking bumpers, curbs or light pole bases?
  8. Are there any loose or damaged parking bumpers?
  9. Are there traffic and parking signs that are faded or don’t meet code for reflectivity?
  10. Are there any signs posts that are rusted, bent, or leaning?

It would also be a good idea to have a professional put together an annual pavement maintenance plan that will keep your parking lot looking great for years and won’t break the bank.

Otto’s is Getting Ready Too

While you’re evaluating the condition of your parking lot this spring, we’ll be busy getting ready for the 2014 parking lot maintenance season. We’ll be tearing down and rebuilding equipment to make sure everything is working properly, organizing and deep cleaning our trucks, trailers, striping machines, and other equipment and supplies. This is also the time of year when our employees are completing training and updating certifications.  Job safety is important to us, so we require our crew foreman to be First Aid, CPR, and 30-hour OSHA certified.  We are also a MICCS Qualified Contractor and actively follow their Substance Abuse Program guidelines.
